5812-5844 Cambie St rezoning application

This application was approved with one amendment by Council on November 25, 2021, following the Public Hearing on November 18, 2021.


We would like your feedback on a revised rezoning application at 5812-5844 Cambie St. The proposal is to allow for the development of a mixed-use building with a 33-storey market residential tower and a 12-storey office tower over a four-storey podium. The zoning would change from C-2 (Commercial) to CD-1 (Comprehensive Development) District. Following the open house and presentation at the Urban Design Panel, revised drawings were provided by the applicant, with minor revisions to the size and shape of the office and residential tower floor plates, and to locate the youth centre on a single level. This proposal includes:

  • 265 market strata units
  • A floor space ratio (FSR) of 10.39
  • A gross floor area of 30,099 sq. m (323,977 sq. ft.)
  • 10,304 sq. m (110,908 sq. ft.) of office space
  • Commercial use at grade
  • A 37-space public childcare facility and a youth centre
  • 318 vehicle parking spaces and 622 Class A bicycle parking spaces over four levels of underground parking

The application is being considered under the Cambie Corridor Plan

An in-person community open house was held on February 5, 2020 from 5:00-7:30 pm at the Peretz Centre (6184 Ash St). Consultation for this application predated the City’s virtual engagement strategy that was implemented due to the COVID-19 pandemic.

The original proposal consisted of a mixed-use building with a 32-storey market residential tower and a 12-storey office tower over a four-storey podium and includes:

  • 257 market strata residential units
  • A floor space ratio (FSR) of 9.85
  • A floor area of 28,548 sq. m (307,283 sq. ft.)
  • 9,902 sq. m (106,589 sq. ft.) of office space
  • Commercial use at grade
  • A 37-space public childcare facility and a youth centre
  • 303 vehicle parking spaces and 536 Class A bicycle parking spaces over four levels of underground parking
