1157 Burrard St rezoning application

This application was approved by Council on October 19, 2021, following the Public Hearings on October 12, 2021.

We would like your feedback on a revised rezoning application at 1157 Burrard Street. The revision to the application involves change to some of the proposed uses and floor area dedicated to these uses. The form of development and design of the building has not been amended. The rezoning would continue to change the zoning district from DD (Downtown) and C-5 (Commercial to CD-1 (Comprehensive Development) District. The revised proposal includes:

  • A building height of 146.3 m (480 ft)
  • 289 strata residential units
  • Ground-level commercial space
  • A floor space ratio (FSR) of 13.37
  • A total floor area of 26,850 sq. m (289,014 sq. ft.)
  • A 37-space child care facility
  • 1,466 sq. m (15,781 sq. ft.) of office space
  • 271 vehicle parking spaces and 411 bicycle parking spaces

The application is being considered under the West End Community Plan and the Rezoning Policy for the West End.

This is a revised application from a previous application submitted on December 20, 2018. The original application consisted of a 47-storey commercial tower with:

  • A building height of 146.3 m (480 ft)
  • 286 market residential units
  • Ground-level commercial space
  • A floor space ratio (FSR) of 13.99
  • A total floor area of 28,077 sq. m (302,222 sq. ft.)
  • A 37-space child care facility
  • 1,463.4 sq. m (15,751 sq. ft.) of office space
  • 271 vehicle parking spaces and 393 bicycle parking spaces

An in-person community open house was held on April 25, 2019 at the Holiday Inn, Columbia Ballroom (1110 Howe St).
