724 E 56th Ave rezoning application

This application was approved by Council at Public Hearing on December 2nd, 2020.


We would like your feedback on a rezoning application at 724 E 56th Ave. The proposal is to allow for the development of two 3-storey stacked townhouses. The zoning would change from RS-1 (Residential) to CD-1 (Comprehensive Development) District. The proposal includes:

  • 12 secured market rental units
  • Floor space ratio (FSR) of 1.40
  • Floor area of 1,121 sq. m (12,062 sq. ft.)
  • Building height of 10.1 m (33.2 ft.)
  • 18 vehicle parking spaces and 28 bicycle parking spaces, located in the underground level of 7280 Fraser St

The application is being considered under the Affordable Housing Choices Interim Rezoning Policy.

In response to COVID-19 (Coronavirus), an extended online question and answer (Q&A) period was held in place of an in-person open house for this project.
