Rezoning Application - Little Mountain (155 East 37th Avenue)
The City of Vancouver has received a revised rezoning application for the Little Mountain site at 155 East 37th Avenue. The proposal is to rezone and develop the 15-acre site into a mixed-use development based on the Council-approved Little Mountain Policy Statement to include:
- a variety of buildings between 3 and 12 storeys
- mainly residential uses with some commercial and civic uses (approximately 1400 market residential units)
- 234 units of replacement social housing (53 of which have already been built under current zoning)
- a City-owned building containing a new Little Mountain Neighbourhood House, a 69-space childcare, and 48 units of affordable housing adjacent to Main Street
- a new community plaza and public park
- a new City street and an extension of 35th Avenue
Community open houses were held from 11:00am-3:00pm on Saturday, November 28, 2015 at General Brock Elementary School Gymnasium (4860 Main Street and from 5:00-8:00pm on Thursday, December 3, 2015 at the Holy Name of Jesus Parish Church (4925 Cambie Street) with the applicant team and City staff available to answer questions.
This application has been approved by Council at the Regular Council meeting held on July 26, 2016. The conditions having been met, Council enacted By-law No. 12195, CD-1 (704), on July 24, 2018.
Revised Application (April 22, 2016)
The City has received a revised application package in response to comments by staff and the Urban Design Panel. Changes from the previous application (October 30, 2015) include:
- relocation of a portion of the social housing units from Main St to the interior of the site;
- revisions to building heights and setbacks to improve sunlight access and shadow performance on public space;
- an enlarged community plaza on the east and west sides;
- additional east/west pedestrian connections through the site;
- the retention of additional trees;
- the addition of a separated, dual-direction cycle path on the west side of the Central Street;
- additional technical information on units counts and parking and loading;
- revised sections regarding sustainability measures; and
- a revised daycare floor plan.
