Rezoning applications

 

Rezoning Application - 720 Beatty Street & 701 Expo Boulevard

On December 21, 2018, the City of Vancouver received an application to rezone 720 Beatty Street from Downtown District (DD) to Comprehensive Development District (CD-1). As of March 17, 2020, the applicant would like to revise their proposal to include the neighbouring property at 701 Expo Boulevard and rezone the property from B.C. Place/Expo District (BCPED) to Comprehensive Development District (CD-1).

The proposal consists of a 17-storey office building located at 720 Beatty Street and a five-storey commercial building located on 701 Expo Boulevard. The proposal includes:

  • An office building located on 720 Beatty Street with a height of 80.4 m (263.8 ft.), and commercial building located on 701 Expo Boulevard with a height of 28.6 m (93.8 ft.)
  • a total gross floor area of 60,073 sq. m (646,620 sq. ft.)
  • a floor space ratio (FSR) of 12.39
  • On 720 Beatty Street - a ground level commercial space with office space above; on 701 Expo Boulevard – five-storeys of commercial space.
  • an upgrade to the creative energy plant
  • 4 levels of underground parking with 358 parking spaces and
    325 bicycle spaces

This application is being considered under the Rezoning Policy for the Central Business District (CBD) and CBD Shoulder.

A community open house was held from 5:00 - 7:30 pm on Monday, March 11, 2019 at the Vancouver Public Library Central Branch, Alice Mackay Room (350 W Georgia St). The applicant team and City staff was available to answer questions.

This application was approved by Council at Public Hearing on October 6, 2020.
