Rezoning Application - 708-796 Renfrew Street and 2906-2908 East Georgia Street

 

The City of Vancouver has received an application to rezone the subject site from RS-1 (One-Family Dwelling) District to CD-1 (Comprehensive Development) District. A revised application has been submitted for two buildings at four storeys along Renfrew Street and five storeys from the lane, consisting of:

    • 73 secured market rental residential units;
    • A floor area of 4,964 sq. m (53,436 sq. ft.);
    • A floor space ratio (FSR) of 2.07;
    • A building height of 12.8 m (42 ft.) on Renfrew Street and 16.7 m (54.7 ft.) at the lane; and
    • 40 parking spaces and 133 bicycle parking spaces.

This application is being considered under the Affordable Housing Choices Interim Rezoning Policy.

A second community open house was held on Monday, December 10, 2018 from 5-7 pm at the Hastings Community Centre (3096 E Hastings Street), with the applicant team and City staff available to answer questions.

Revised Application (October 3, 2018)

There have been changes to the height and massing of the building based on community feedback received at the public open house in April 2018. The proposal has been modified to improve compatibility with the neighbourhood, and now includes two separate buildings which are four storeys in height along Renfrew Street, and five storeys from the lane. The floor space ratio (FSR) has been reduced from 2.96 to 2.07. Correspondingly, the number of units has decreased slightly, as have the number of underground parking spaces being provided. The commercial use originally proposed at the ground level fronting Renfrew Street has also been removed from the proposal. Instead, ground-oriented residential units are now included in the proposed building design with a deeper setback from Renfrew Street. The project continues to pursue Passive House design.

 

Application (December 18, 2017)

The proposal is for a five-storey (seven-storeys at the lane) mixed use building, consisting of:

  • 77 secured market rental residential units;
  • commercial uses at grade along Renfrew Street;
  • A floor area of 7,093 sq. m (76,344 sq. ft.);
  • A floor space ratio (FSR) of 2.96;
  • A building height of 17.2 m (56.4 ft.) on Renfrew Street and 21.1 m (69.1 ft.) at the lane; and
  • 81 underground parking spaces.
