Rezoning applications

 

Rezoning Application - 620-644 West King Edward Avenue & 4111 Ash Street

The City of Vancouver has received some changes to the December 21, 2018 rezoning application which has resulted in slight changes to the form of development to improve unit functionality and interior circulation. These changes include:

  • a reduction in the number of strata units from 59 to 57 units;
  • an increase in floor area by 94.1 sq. m (1,012 sq. ft.);
  • an increase in the floor space ratio (FSR) from 1.74 to 1.77; and
  • an increase in the building height by approximately 1.1 m (3.5 ft.).

The City of Vancouver has received an application to rezone 620-644 West King Edward Avenue & 4111 Ash Street from RS-1 (One-Family Dwelling) District to CD-1 (Comprehensive Development) District. The proposal consists of two four-storey residential buildings and one three-storey townhouse building and includes:

  • 57 strata units;
  • a floor area of 5,179.6 sq. m (55,754 sq. ft.);
  • a floor space ratio (FSR) of 1.77;
  • a building height of 16.0 m (52.5 ft.); and
  • 71 underground parking spaces and 126 bicycle spaces.

This rezoning application is being considered under the Cambie Corridor Plan.


A community open house was held on May 27, 2019 from 5-7pm at Phoenix Gymnastics, 4588 Clancy Loranger Way, with City staff and the applicant team available to answer questions.

 

This application has been approved by Council at Public Hearing on November 5, 2019.
