Rezoning Application - 601 Beach Crescent



The City of Vancouver has received a revised application to rezone 601 Beach Crescent to a new CD-1 (Comprehensive Development) District. This revised application from GBL Architects Ltd. was submitted on October 22nd, 2019, in response to feedback received through public consultation and advisory groups. The revised proposal is for a building with the tower set further back from Beach Crescent to minimize both shading of May and Lorne Brown Park and view impacts to neighboring properties, a lower profile along Beach Crescent, and the podium set further back from the bridge guideway. 

Revised Application (Oct 22, 2019)

  • 303 market residential units and 152 social housing units;
  • a floor space ratio (FSR) of 7.95;
  • 2,028 sq. m (21.828sq. ft.) of commercial space at grade;
  • a floor area of 48,423 sq. m (521,225 sq. ft.);
  • a building height of 163 m (535 ft.); and
  • 455 parking spaces and 970 bicycle spaces.

Key changes from the last submission (Received September 24, 2018) include:

  • Podium height along Beach Crescent reduced to 6-storeys
  • Additional parking spaces
  • Tower set further back from Beach Crescent to both minimize shading of May and Lorne Brown Park and view impacts to neighboring properties
  • Podium set further back from the Granville Bridge Deck to improve livability residential units and amenity space
  • Shifting of podium mass to reduce shading of outdoor amenity space

The application is being considered under the Higher Buildings Policy.

A community open house was held from 5-8 pm on Monday, November 26, 2018 at the Executive Hotel, Portofino Room, 1379 Howe Street, with the applicant team and City staff available to answer questions.

This application has been approved by Council at Public Hearing on September 17 and 30, 2020.
