REVISED Rezoning Application - 611 Main Street

Westbank Projects Corp. has submitted a revised application for 611 Main Street to rezone the site from HA-1A (Historic Area) District to CD-1 (Comprehensive Development) District. The proposal is for a 17-storey mixed-use commercial and residential development with three levels of underground parking. The proposed development is comprised of 14,510.67 sq. ft. (1 348 m²) of ground floor retail, 16 floors of residential with 156 dwelling units (including 22 senior units), and 1,212.6 sq. ft. (112.6 m²) of amenity space. The proposal will include 60 parking stalls, and 199 bicycle stalls. The proposed floor space ratio (FSR) is 8.26 and height is 150 feet (45.7 metres).

Changes from the previous submission (dated June 26, 2012) include:

  • an increase from 16 floors to 17 floors
  • an increase from 144 dwelling units to 156 units
  • an increased floor space ratio (FSR) from 7.85 to 8.26
  • a reduction in floor area of ground floor retail from 14,558.6 sq. ft. to 14,510.67 sq. ft.
  • an increase in floor area of amenity space from 1,089.9 sq. ft. to 1,212.6 sq. ft.
  • a reduction of 73 parking stalls to 60 stalls
  • an increase from 186 bicycle stalls to 199

This application has been approved by Council at Public Hearing on February 21, 2013 and By-law No. 10737 was enacted at a Regular Council Meeting on June 25, 2013.

The proposal is for a 16-storey mixed-use commercial and residential development with an underground parking garage. The proposed development is comprised of 14,558.6 sq. ft. (1 352 m²) of ground floor retail, 15 floors of residential with 144 dwelling units, and 1,089.9 sq. ft. (101.3 m²) of amenity space. The proposal will include 73 parking stalls, two loading spaces (Class B), and 186 bicycle stalls. The proposed floor space ratio (FSR) is 7.85 and height is 150 feet (45.7 metres).

Westbank Projects Corp. has applied to the City of Vancouver to rezone 611 Main Street from HA-1A (Historic Area) District to CD-1 (Comprehensive Development) District. The proposal is for a 17-storey mixed-use commercial and residential development with an underground parking garage. The proposed development is comprised of 9,225.9 sq. ft. (875.1 m²) of ground floor retail, 16 floors of residential with 26 units of seniors housing and 145 units of market housing, and 1,828.9 sq. ft. (169.9 m²) of amenity space. The proposal will include 76 parking stalls, two loading spaces (Class B), and 215 bicycle stalls. The proposed floor space ratio (FSR) is 7.88 and height is 150 ft. (45.7 m).
