The City of Vancouver has received a revised application to rezone 5805 Wales Street (Avalon Dairy) from RS-1 (Single Family) District to CD-1 (Comprehensive Development) District. The revised proposal consists of:

    • restoration and designation of the heritage “A” listed farmhouse on site;
    • 54 strata-titled housing units in a 3-storey stacked townhouse form;
    • a floor space ratio (FSR) of 1.20;
    • a maximum height of 13.4 m (44.0 ft.);
    • 61 parking spaces; and
    • improvements to the Avalon Greenway.

Changes from the previous proposal include:

    • a decrease in the number of units from 62 to 55; and
    • a decrease in parking spaces from 68 to 61.
This application has been approved by Council at Public Hearing on July 8, 2014. The conditions having been met, Council enacted By-law No. 11342, CD-1 (619), on September 15, 2015.
