The City of Vancouver has received a revised application to rezone 526-548 West King Edward Avenue from RS-1 (One Family Dwelling) District to CD-1 (Comprehensive Development) District.  The revised proposal consists of:

    • 67 residential units;
    • a maximum building height of 19.2 m (63 ft.);
    • a floor space ratio (FSR) of 2.35; and
    • 66 underground parking spaces.

A community open house was held from 5:00-8:00pm on Monday, September 21, 2015 at the Douglas Park Community Centre (801 West 22nd Avenue) with the applicant team and City staff available to answer questions.

Changes from the previous application (dated May 4, 2015) include:

    • a decrease in floor area from 2.45 to 2.35 FSR;
    • a decrease in total number of units from 69 to 67;
    • a decrease in the number of townhouse from five to four;
    • a decrease in the overall building depth;
    • an increase to the townhouse courtyard width to improve the private outdoor space;
    • an increase in the front yard setback as well as a lowering of the building entrance by 1ft. to improve the relationship to West King Edward Avenue;
    • an increase in the height of the breezeway to two storeys at the southern end to increase sunlight access;
    • a decrease in the number of underground parking stalls from 69 to 66 stalls; and
    • additional landscaping in the breezeway, courtyards and a planting strip on the western property line at the parking ramp.

The application is being considered under the Cambie Corridor Plan.

This application has been approved by Council at Public Hearing on April 5, 2016.

The conditions having been met, Council enacted By-law No. 11657, CD-1 (640), on November 1, 2016.
