The City of Vancouver received an application to rezone 3501-3523 East Hastings Street from C-2C1 (Commercial) District to CD-1 (Comprehensive Development) District.  The proposal is for a 6-storey mixed-use building that includes:

  • 87 for-profit affordable rental housing units;
  • a total floor area of 5,910.7 m² (63,622 sq. ft.);
    • 429.7 m² (4,625 sq. ft.) of commercial space at grade
  • a building height of 19.74 m (64.8 ft.);
  • a floor space ratio (FSR) of 3.95; and
  • 43 underground parking spaces.

This application is being considered under the Secured Market Rental Housing (Rental 100) Program.

This application has been approved by Council at Public Hearing on September 16, 2014.  The conditions having been met, Council enacted By-law No. 11292, CD-1 (610), on July 7, 2015.
