The City of Vancouver has received an application to rezone the subject site from C-2 (Commercial) District to CD-1 (Comprehensive Development) District, to permit the development of a six-storey, mixed-use building.

Prior to the open house, the applicant submitted revised drawings with minor revisions to the entries, balconies, and general materiality. This revised application proposes a slight reduction in floor area, resulting in a reduction to the floor space ratio (FSR) from 3.43 to 3.42 FSR. The proposal includes:

    • 104 secured market rental residential units;
    • commercial uses at grade;
    • a floor area of 8,189.7 sq. m (88,154 sq. ft.);
    • a floor space ratio (FSR) of 3.42;
    • a building height of 21.5 m (71 ft.); and
    • 112 underground parking spaces and 213 bicycle spaces.

This application is being considered under the Secured Market Rental Housing (Rental 100) Policy.

A community open house was held on Tuesday, April 2, 2019 from 5-8 pm at Glad Tidings Church, 3456 Fraser Street, with City staff and the applicant team available to answer questions.
