Rezoning Application - 3205-3221 West 41st Avenue and 5590 Balaclava Street

Brook and Associates, on behalf of Emaar Canada, has applied to the City of Vancouver to rezone 3205-3221 West 41st Avenue and 5590 Balaclava Street from RS-5 (One-Family Dwelling) District to CD-1 (Comprehensive Development) District. The proposal is for a 4-storey housing project for seniors on the southerly portion of the site. On the northerly portion of the site the application proposes to retain, restore and rehabilitate the heritage “B” listed Knox Church and to replace the church annex building and associated community serving functions. The proposal includes one level of underground parking for the residential building and two levels for the church annex. The application proposes a floor space ratio (FSR) of 1.35 and a maximum height of 13.7 m (45 ft.).

This application has been approved by Council at a Regular Council Meeting on December 1, 2009. Discussion and decision regarding Item 5 was referred to the Council meeting on December 1, 2009, as Unfinished Business. The conditions having been met, Council enacted By-law No. 11894, CD-1 (674), on September 19, 2017.
