The City of Vancouver has received a revised application to rezone 3120-3184 Knight Street from the existing RT-2 District to CD-1 (Comprehensive Development) District. The proposal is for a 5-storey rental building with a maximum height of 15.7 m (51.5 ft.) and a floor space ratio (FSR) of 2.17. The proposal includes 51 rental housing units and 26 underground parking spaces.

Changes from the previous application include:

      • a decrease from 54 to 51 rental housing units
      • a decrease in floor area from 3,959 sq. m (42,609 sq. ft.) to 3,561 sq. m (38,325 sq. ft.)
      • a decrase in FSR from 2.41 to 2.17
      • a decrease in building height from 20.7 m (68 ft.) to 15.7 m (51.5 ft.)
      • a decrease from 28 to 26 parking stalls

This application is being considered under the Interim Rezoning Policy for Increasing Affordable Housing Choices.

This application has been approved by Council at Public Hearing on May 20, 2014. The conditions having been met, Council enacted By-law No. 11196, CD-1 (601), on April 28, 2015.

A community open house was held from 4:30-7:30pm on Tuesday, November 5, 2013 at the Vancouver Chinese Alliance Church at 3330 Knight Street with the applicant team and City staff available to answer questions.
