A revised application has been submitted to the City of Vancouver to rezone 2806-2850 Cambie Street, 454 West 12th Avenue and 465 West 13th Avenue from C-2C (Commercial) and RT-6 (Two-Family Dwelling) Districts to CD-1 (Comprehensive Development) District. The proposal is for an 8-storey mixed-use development, with approximately 2,165 m² (23,313 sq. ft.) of commercial space, 160 residential units, outdoor rooftop amenity space and 233 parking spaces. The proposal includes a height of 30 m (98 ft. ) and a floor space ratio (FSR) of 3.99. The proposal also includes relocation of the heritage-listed "C" house at 454 West 12th Avenue to 465 West 13th Avenue, and the re-alignment of the lane to exit onto West 12th Avenue.

Changes from the previous submission (dated December 20, 2012) include:

  • a decrease in floor space ratio (FSR) from 4.11 to 3.99
  • a decrease in height from 37 m (121 ft.) to 30 m (98 ft.)
  • a decrease from 10-storeys to 8-storeys
  • an increase from 141 residential units to 160 units
  • an increase from 1,360 m² (14,640 sq. ft.) of commercial space to 2,166 m² (23,313 sq. ft.)
  • an increase from 225 parking spaces to 233 spaces

This application has been approved by Council at a Regular Coucil Meeting on May 27, 2014, with the addition of four conditions to the Conditions of Approval of Form of Development. The conditions having been met, Council enacted By-law No. 11199, CD-1 (602), on April 28, 2015.

Shato Holdings Ltd. has submitted a revised application to the City of Vancouver to rezone 2806-2850 Cambie Street and 454 West 12th Avenue from C-2C (Commercial) and RT-6 (Two-Family Dwelling) Districts to CD-1 (Comprehensive Development) District. The proposal is for a 10-storey mixed-use development, with approximately 14,640 sq. ft. (1,360 m²) of commercial space, 141 residential units, and 225 parking spaces. The proposal includes a height of 121 ft. (37 m) and a floor space ratio (FSR) of 4.11. The proposal also includes the preservation of the heritage house at 454 West 12th Avenue and its relocation to West 13th Avenue, and the re-alignment of the lane to exit onto West 12th Avenue.

Shato Holdings Ltd. has applied to the City of Vancouver to rezone 2806-2850 Cambie Street and 454 West 12th Avenue from C-2C (Commercial) and RT-6 (Two-Family Dwelling) Districts to CD-1 (Comprehensive Development) District. The proposal is for an 8-storey mixed-use development, with approximately 15,630 sq. ft. (1 452 m²) of commercial space, 139 residential units, and 190 parking spaces. The proposal includes a height of 104 ft. (31.7 m) and a floor space ratio (FSR) of 4.35. The proposal also includes the preservation of the heritage house at 454 West 12th Avenue and its relocation to West 13th Avenue, and the re-alignment of the lane to exit onto West 12th Avenue.
