Rezoning Application - 2715 West 12th Avenue

 

On August 3, 2017, the City of Vancouver received an application from Musson Cattell Mackey Partnership Architects to rezone 2715 West 12th Avenue from RS-7 (One-Family Dwelling) District to CD-1 (Comprehensive Development) District, to permit a 3.5-storey townhouse development. This application is being considered under the Affordable Housing Choices Interim Rezoning Policy.

A community open house was held from 5:00-7:30 pm on Wednesday, October 11, 2017 at the St. James Hall (3214 West 10th Avenue), with City staff and the applicant team available to answer questions.

Since the open house, a revised application was submitted on August 21, 2018 (see below). Two separate buildings are now proposed allowing for an internal pathway to access the lane and improve site circulation. The children’s play area has been relocated to face the street rather than the lane, improving safety and visibility. The revisions also include a reduction to the number of units, floor area, and floor space ratio.

Revised Application (August 21, 2018)

  • 14 secured market rental residential units;
  • A floor area of 1,235.4 sq. m (13,298.2 sq. ft.);
  • A floor space ratio (FSR) of 1.42;
  • A height of approximately 11.4 m (37.5 ft.);
  • 2 car share vehicle parking spaces; and
  • 19 Class A bicycle parking spaces.

 

Application (August 3, 2017)

  • 15 secured market rental residential units;
  • A floor area of 1,305.8 sq. m (14,055.7 sq. ft.);
  • A floor space ratio (FSR) of 1.50;
  • A height of approximately 11.4 m (37.5 ft.);
  • 2 car share vehicle parking spaces; and
  • 19 Class A bicycle parking spaces.
