Rezoning Application - 2153-2199 Kingsway and 4589 Gladstone Street

The City of Vancouver has received an application requesting to amend the conditions of by-law enactment for the CD-1 rezoning of 2153-2199 Kingsway by deleting the Housing conditions which pertain to the waiver of the Development Cost Levy (DCL).

The proposal includes:

    • 84 secured market rental residential units;
    • A floor area of 8,692 sq. m (93,561 sq. ft.);
    • A floor space ratio (FSR) of 3.33;
    • A building height of 21.8 m (71.4 ft.);
    • Two floors of underground parking, with access from the lane to the north of the site.

Application Background:

A rezoning application for 2153-2199 Kingsway was approved by Council on May 16, 2017. The application proposed to rezone the site from C-2 (Commercial) District to CD-1 (Comprehensive Development) District to permit the development of a six-storey mixed-use building with commercial use at grade and 101 secured market rental housing units, under the Secured Market Rental Housing Policy (also known as Rental 100). The application had sought a DCL waiver.

This application has been approved by Council at a Regular Council meeting on May 28, 2019. The conditions having been met, Council enacted By-law No. 12498, CD-1 (733), on July 23, 2019

 

Application (September 24, 2018)

In response to the conditions of approval, the application is now proposing a six-storey mixed-use building with commercial at grade and 84 secured market rental housing units at a density of 3.33 FSR. This application proposes no increase in floor area or height from the approved rezoning application.

The City of Vancouver has received an application from IBI Group Architects to rezone 2153-2199 Kingsway from C-2 (Commercial) District to CD-1 (Comprehensive Development) District, to permit the development of a six-storey mixed-use building. This is a concurrent rezoning and development permit application.

The proposal includes:

    • 101 secured market rental residential units;
    • A floor area of 8,692 sq. m (93,561 sq. ft.);
    • A floor space ratio (FSR) of 3.37;
    • A building height of 21.8 m (71.4 ft.);
    • Two floors of underground parking, with access from the lane to the north of the site.

This application is being considered under the Secured Market Rental Housing (Rental 100) Policy.

This application has been approved by Council at Public Hearing on May 16, 2017.
