Rezoning applications


Rezoning Application - 1550 Alberni Street

The City of Vancouver has received an application to rezone 1550 Alberni Street from DD (Downtown) District to CD-1 (Comprehensive Development) District. The proposal is for a 43-storey residential building with commercial uses at street level, including:

    • A maximum building height of 132.35 m (434 ft.);
    • A total of 181 residential units;
    • A floor space ratio (FSR) of 14.15 (while the project application initially included a proposed FSR of 14.08 for the revised application, staff review of the application material has indicated an FSR of 14.15); and
    • 277 underground parking spaces.

This rezoning application is being considered under the Rezoning Policy for the West End and the
West End Community Plan.

The revised application has reduced the average tower floor plate (floors 7-43) from 636 m2 (6,845 sq. ft.) to 613 m2 (6,595 sq. ft.). This has resulted in the consequent changes:

  • A reduction in the density from 14.37 FSR to 14.08 FSR (please note that due to a technical error, the 2015 application material included a density calculated as 14.00 FSR, more information can be found in the updated 2015 project statistics);
  • A reduction in the number of residential units from 188 to 181; and
  • An increase in the number of vehicle parking spaces from 271 to 277.

A community open house was held from 5-8pm on Tuesday, November 3, 2015 at 1550 Alberni Street (2nd Floor) with the applicant team and City staff available to answer questions.

This application has been approved by Council at Public Hearing on October 20, 2016. The conditions having been met, Council enacted By-law 11741, CD-1 (652), on February 21, 2017.
