Rezoning applications

 

Rezoning Application - 1535-1557 Grant Street

On May 31, 2018, the City of Vancouver received an application to rezone 1535-1557 Grant Street from RM-4 (Multiple Dwelling) District to CD-1 (Comprehensive Development) District, to permit the development of a 5-storey residential building over one level of underground parking. The application is being considered under the Grandview-Woodland Community Plan.

A community open house was held from 5:00-8:00 pm on Tuesday, September 11, 2018 at Britannia Secondary School (1001 Cotton Drive), with City staff and the applicant team available to answer questions.

The City received a revised application on March 19, 2019 (see below).

Changes in the form of development in the revised submission were in response to comments received from the public as well as comments from the Urban Design Panel (UDP). The key changes from the previous submission include the:  

    • Reduction in the number of storeys from six storeys to five storeys;
    • Reduction in the number of rental units from 38 to 35 units;
    • Reduction of floor space ratio (FSR) from 2.22 to 2.19; and
    • Reduction of the building height by approximately 1.9 m (6.3 ft.).

At the July 23, 2019 Regular Council meeting, Council referred this application to Public Hearing on September 12, 2019. The Public Hearing will reconvene on Tuesday, September 17, 2019 and will continue to hear from speakers.

Anyone who considers themselves affected by the proposed by-law amendments may speak at the Public Hearing.   • 23 parking spaces (including one car share).

  • a floor area of 2,732.4 sq. m (29,411.3 sq. ft.);
  • a floor space ratio (FSR) of 2.25;
  • a building height of 19.7 m (64.6 ft.); and
  • 23 parking spaces (including one car share).
