Rezoning applications

 

Rezoning Application - 1535-1557 Grant Street

On May 31, 2018, the City of Vancouver received an application to rezone 1535-1557 Grant Street from RM-4 (Multiple Dwelling) District to CD-1 (Comprehensive Development) District, to permit the development of a 6-storey residential building over one level of underground parking. The application is being considered under the Grandview-Woodland Community Plan.

A community open house was held from 5:00-8:00 pm on Tuesday, September 11, 2018 at Britannia Secondary School (1001 Cotton Drive), with City staff and the applicant team available to answer questions.

The City received a revised application on November 16, 2018 (see below).

Changes in the form of development in the revised submission were in response to comments received from the public as well as comments from the Urban Design Panel (UDP). The key changes from the previous submission include the:  

    • Reduction of floor space ratio (FSR) from 2.25 to 2.22;
    • Reduction of the building height by approximately 0.2m (0.63 ft.); and
    • Setting back the fifth and sixth storeys on the west elevation;

This revised application is scheduled for UDP for a second review on November 28, 2018.

  • 38 secured market rental housing units;
  • a floor area of 2,690 sq. m (28,952 sq. ft.);
  • a floor space ratio (FSR) of 2.22;
  • a building height of 19.5 m (63.97 ft.); and
  • 23 parking spaces (including one car share).

 

Application (May 31, 2018)

  • 38 secured market rental housing units;
  • a floor area of 2,732.4 sq. m (29,411.3 sq. ft.);
  • a floor space ratio (FSR) of 2.25;
  • a building height of 19.7 m (64.6 ft.); and
  • 23 parking spaces (including one car share).
