GBL Architects Inc. has submitted a revised application to the City of Vancouver to rezone 1568 E King Edward (formerly 1526-1560 Kingsway) from C-2 (Commercial) District to CD-1 (Comprehensive Development) District.

The proposal is for a 6-storey mixed-use building containing 655 m² (7,057 sq. ft.) of commercial space and 4,489 m² (48,318 sq. ft.) of residential. The proposal includes a total of 77 rental units, with a floor space ratio (FSR) of 3.79, a maximum height of 23.6 m (77.5 ft.), and 45 parking stalls at grade and underground.

Changes from the previous submission (dated May 15, 2012) include:

  • a reduced floor space ratio (FSR) from 3.87 to 3.79
  • a reduction of the residential space from 49,529 sq. ft. to 48,318 sq. ft.
  • a reduction in the number of parking spaces from 47 to 45

The rezoning application is being considered under the Rental 100: Secured Market Rental Housing Policy.

This application has been approved by Council at Public Hearing on October 22, 2013 and By-law No. 10998 was enacted at a Regular Council Meeting on July 8, 2014.
