Rezoning Application - 1335 Howe Street (CD-1 Text Amendment)
The City of Vancouver has received an application to amend CD-1 (643) to increase the permitted floor space ratio (FSR) from 12.12 to 12.29. This change accounts for the conversion of in-suite storage floor area—previously excluded from FSR calculations—into regular residential floor area. This is due to reconfiguration of the residential units that would result in fewer residential units and therefore fewer storage rooms needed. The reconfiguration of the residential units will create more family-oriented housing and supports policy objectives to provide more family housing, particularly in high-density environments.
A rezoning application for the site was approved in 2015 for a mixed-use building that is currently under construction. The revised unit layouts are contained entirely within the previously approved form of development.
This application was approved by Council at Public Hearing on July 21, 2020.
