The City of Vancouver has received an application to rezone 1335 Howe Street from DD (Downtown) District to CD-1 (Comprehensive Development) District. The proposal is for a 40-storey residential building and includes:

      • a building height of 115.2 m (378 ft.)
      • a floor space ratio (FSR) of 12.12,
      • 264 market residential units, and
      • 109 secured market rental units

Through the application review process, the mix of uses has changed slightly. The childcare facility that was originally proposed has been eliminated, and the space is now proposed as amenity space for the building residents. Further, the number of residential strata units has been decreased to achieve 109 secured market rental units located on levels two through seven. There are no changes to the form of development.

Vancouver's Downtown Capacity Review Study allows consideration of a rezoning application for this site.

A community open house was held on Tuesday, March 31, 2015, at the Holiday Inn Hotel and Suites Vancouver Downtown (1110 Howe Street) with the applicant team and City staff available to answer any questions.

This application has been approved by Council at Public Hearing on December 15, 2015. The conditions having been met, Council enacted By-law No. 11661, CD-1 (643), on November 1, 2016.
