Rezoning Application - 725-747 Southeast Marine Drive

The City of Vancouver has received an application to rezone 725-747 Southeast Marine Drive from CD-1 (21) (Comprehensive Development) District to a revised CD-1 District to permit a mixed-use development with commercial, residential, and community uses, including public open space. The current development on the site is a 6-storey hotel, with commercial space on the ground level that includes a pub, liquor store, and bowling alley. The proposal includes:

  • four buildings, including:
    • one 22-storey building;
    • one 12-storey building; and
    • two 5-storey buildings
  • approximately 368 residential units;
  • 15,445 sq. ft. of neighbourhood serving retail space at grade;
  • a 37-space childcare facility (4,760 sq. ft.);
  • public open space on site;
  • a floor space ratio (FSR) of 3.98;
  • maximum building heights from 17.9 m (59 ft.) to 63.1 m (207 ft.); and
  • 377 vehicle parking spaces.

The application is being considered under the Sunset Community Vision.

A community open house was held from 5 to 8pm on February 4, 2016 at the Super 8 Hotel (725 SE Marine Dr), with the applicant team and City staff available to answer questions.

This application has been approved by Council at Public Hearing on October 20, 2016. The conditions having been met, Council enacted By-law No. 11930, CD-1 (679), on October 17, 2017.
