Rezoning Application - 1837-1847 Main Street, 180 East 2nd Avenue and 157-185 East 3rd Avenue
The City of Vancouver has received an application to rezone 1837-1847 Main Street, 180 East 2nd Avenue and 157-185 East 3rd Avenue from IC-2 (Industrial) District to CD-1 (Comprehensive Development) District. The proposal is for a 12-storey mixed-use building that includes:
- 226 residential units;
- 30 secured non-market rental units targeted to low-income artists;
- commercial uses at grade of approximately 1208 m² (13,000 sq. ft.);
- artist production space of approximately 325-370 m² (3,500-4,000 sq. ft.);
- a floor space ratio (FSR) of 5.50; and
- 297 underground parking spaces.
This application is being considered under the Housing and Homelessness Strategy, the Culture Plan, the Mount Pleasant Community Plan, and the Mount Pleasant Community Plan Implementation.
This application was approved by Council at Public Hearing on November 24, 2015. The conditions having been met, Council enacted By-law No. 11944, CD-1 (684), on October 31, 2017.Revisions to the Application
On March 24, 2015, the applicant submitted revised drawings to improve the functional layout of the plaza, social housing amenity spaces and the artist production space . As well, 3 additional units have been added to the number of market residential units to bring the total to 226 units. The proposed floor area has been increased by 60 square feet , which maintains the density at 5.5 FSR.
