REVISED - Rezoning Application - 1755 West 14th Avenue

The City of Vancouver has received an application to rezone the site at 1755 West 14th Avenue from RM-3 (Multiple Dwelling) District to CD-1 (Comprehensive Development) District. This application is being considered under the Secured Market Rental Housing (Rental 100) Program.

A revised rezoning application was received by the City in August 2015. Revisions to the original application include the following changes:

  • Removal of proposed townhouses;
  • Revisions to existing rental building;
  • Revisions to new rental building;
  • Reduction in number of new rental units from 136 to 116;
  • Reduction in floor space ratio (FSR) from 3.56 to 3.45;
  • Revised landscape plan; and
  • Retention of existing pool, deck and adjacent landscaping.

 The proposal would result in a 100% market-rental development that includes:

  • Retention of the existing 13-storey, market-rental building;
  • The addition of a 36.4 m (119.3 ft.) high 12-storey apartment building;
  • The addition of 116 new market-rental units in the new building;
  • A proposed total FSR of 3.45;
  • Additional floor area of 7,680 m² (82,663 sq. ft.); and
  • 149 parking spaces and 2 loading spaces

This application has been approved by Council on February 2, 2016, following Public Hearing on January 19 and 21, 2016.

The proposal would result in a 100% market-rental development that includes:

  • retention of the existing 13-storey, market-rental building;
  • the addition of two new buildings:
    • a 36.4 m (119.3 ft.) high 12-storey apartment building;
    • a 9 m (29.5 ft.) high 3-storey townhouse building;
  • the addition of 122 new market-rental units in the two new buildings;
  • a proposed total floor space ratio (FSR) of 3.56;
  • additional floor area of 8,280 m² (89,129 sq. ft.); and
  • 149 parking spaces and 2 loading spaces
