Rezoning Application - 1335 Howe Street
The City of Vancouver has received an application to amend the text of CD-1 (643) for 1335 Howe Street.
The application proposes to increase the floor space ratio (FSR) for the 40-storey mixed residential-commercial building to be developed on this site from 12.12 to 12.36.
The applicant is proposing to reconfigure residential floor layouts which would result in fewer condominium units. The changes entail converting in-suite storage space previously excluded from the floor area calculation to regular included floor area. As there would be fewer units, there are fewer storage rooms. To accommodate this request, the FSR in the CD-1 By-law needs to be increased.
The redevised unit layouts are contained entirely within the previously approved form of development, and no changes are proposed to the building’s height or massing as approved by Council. There are also no changes proposed to the 109 secured market rental units in the podium levels.
