Rezoning Application - 1001-1015 Denman Street

Bell Group has applied to the City of Vancouver to amend CD-1 (427) By-law No. 8978 for 1001-1015 Denman Street to remove conditions of use restricting street-level uses. This amendment would ensure the uses allowed at street level for 1001-1015 Denman Street are consistent with the surrounding C-5 (Commercial) district found along Denman Street, creating greater flexibility in leasing. No change to the approved density or form of development is proposed.

In 2015, a previous application to amend CD-1 (427) was passed by Council. DYS Architecture applied to the City of Vancouver to amend the bylaw to add additional commercial uses consistent with the surrounding C-5 (Commercial) district found along Denman Street. The existing building, which was under construction at the time, would be retained at a floor space ratio (FSR) of 1.20. No new floor area would be created as part of this rezoning application.

This application was approved by Council at Public Hearing on July 13, 2015.  As there were no conditions to meet, Council enacted By-law No. 11326, amending CD-1 (427), on July 21, 2015.

This text amendment application has been approved by Council at Public Hearing on December 13, 2016. Council enacted By-law No. 11725, CD-1 (427), on January 24, 2017.
